We’ve outpaced our index while delivering 3x its dividend yield. It’s one thing to generate high cash flow in illiquid, private real estate: it’s quite another to do so via fully liquid investments (more optionality and less debt risk).

I started managing investor money in private real estate in 2005 and I’ve yet to lose a single investor dollar. Every investor has profited thus far. This time span included the worst real estate crash in history and a year-long eviction moratorium stemming from the pandemic.
Investing publicly is more volatile (at least on paper) so there will be down years, however our private real estate and now public track record suggests our process and judgment are sound. I believe we’ll continue to outperform - by a wide margin - on income each year and total return over the longer term.

Founding Investor Share Class
Unfortunately, the SEC sets a low total investor cap for funds like ours. This is why the fund minimum ($200K) is higher than what we’ve typically offered. However, we’d like to be more inclusive for early investors, so we’ll accept a limited number of founding investors at $100K.
